Damnit. My roommate is selling the condo. So now I either try to buy a condo or rent or try to find another roommate situation. I know it might take her forever to sell in this market, but just waiting around for 30 days notice is scary.

Anyone looking for a roommate?

Eek, that sucks!

If if I was looking to move that way, I would, but it looks like I'll be heading back to CA soon.

Oh well, that would have been fun! But I'm glad that you're getting into your preferred schools.

Not so much preferred schools, but preferred locations. CWSL isn't a top-tier school, but I'd be an idiot to refuse a $76,000 scholarship.

I have to say, potentially living in Downtown San Diego will be incredibly handy for Comic Con!

$76,000 is incredible. You know you're awesome, right?

Hmmm, does this mean you're offering crash space for Comic Con?

Well, if I do have a place downtown, I've got two people staying with me.

Of course, I can't make the offer until I know I hear from UC Irvine. If they offer, I'm there like a SHOT.

If you're going to con, we have a hotel room with only three people. Care to join?

Unfortunately, I think my "fun money" is committed to the London trip this year. But I want to go in 2010, so maybe next year?

And it's money well spent, TRUST ME. You're gonna LOVE IT.

I don't know if I'll be going in 2010 yet.

Any advice on what to do there? Other than watch John Barrowman sing?

Watching John is at the very TOP of the list. In London, if you have a free night, and can do it, I suggest seeing Oliver! It's an amazing production. (Especially if you get Burn and Rowan still in it, I'm not sure how long they'll be on stage for the show, though)

In London, there is just so much to do. If you've never been, go to the Eye. British Museum is nice if you want to be inside for a while (if it's raining), um... Covent Garden. There's so much that you're going to have to pick and choose. London is a wonderful city.

Honey, I would LOVE to move out of the parental place and get something with you but I don't think I make enough money to live around here. :(

Also, rly rly sorry about lack of getting back to you. Srsly bad flu. Thoughts on perhaps going next weekend?

Yeah, I looked at rentals the weekend and the prices are INSANE. Of course this probably means that I could buy a condo and get a decent price for the second room, but still.

No worries. I could do next weekend, just let me know.

You should think about buying -- not necessarily the one you're living in. It's the right time to be a first time buyer and if you pick a good location, you'll always get your money back if you hang onto it for a couple of years.

Mortgage is an investment, rent isn't.

I agree. Unfortunately, DC is still incredibly overpriced. But I went and saw these condos today, and I think I'm going to start working with a realtor soon.

Condo looked like it had a nice layout.

Unfortunately, DC is still incredibly overpriced.

Ah, but that's the joy of it - It'll always be overpriced. But certainly, affordability has to be considered. You never get back high property taxes either, but usually you get all the cool proximity benefits. And bonus - nowadays no bank is going to approve you for what you can't afford.

And actually, if you haven't run the numbers, you'll be *amazed* at how a mortgage works out. Sure I ended up paying more in mortgage than I was paying in rent. But when I claimed the mortgage interest and property taxes on the 1040, I went from a several hundred dollar rebate to a several thousand dollar rebate.

If you use something like Turbo Tax or Tax Act, I could e-mail you some numbers if you'd like to see what they'd do to your return.

You can either buy or try to find another roommate situation. With the economy, there possibly might be someone looking for a place to share. Good luck with this. You'll probably have some time though with the market the way it is.

Strangely, with home ownership dwindling and rent prices rising fast, there seems to be a shortage of roommate situations. I'm guessing people are just snapping them up.
